We are going through a real estate era of unprecedented

Each buyer and each seller is subject to very specific,
local market conditions. Our current, general advice:
To the seller: Don’t sell now unless one of
the following fits:
- You are going to be a move up buyer. You may lose
$40,000 on your house but save $100,000 on the next
and thereby gain $60,000 by taking a ”loss”.
- You are moving to a different area. As a rule, your
house will lose more value after it has been rented
than selling it now.
- You are headed into trouble with the lender. We
can assist with the negotiation of a “short sale”
(cutting a deal with the lenders.)
- You have a severe change in household circumstances
(divorce, death, loss of income.) and staying where
you are is a greater emotional strain than selling
and moving on.
If you are selling, this is the most critical time
to have professional representation. The buyers have
huge advantages, the market is volatile and this is
not your career.
To the buyer: What are you waiting for?
- Interest rates are hovering around 5%
- Rising rents
- Prices 20 – 30% less than 2-3 years ago.
When there is blood on streets, act. There is blood
on the streets.
And buyers more than ever need a guide through the
fools gold and real gold opportunities. Simple formulas
such as a % of assessed value simply are useless.
